Dear Homeowners,

Thank you to all who participated in the recent HOA vote on proposed amendments to our community’s Covenants, Conditions, and Restrictions (CC&Rs). We had a strong turnout, with 88 out of 171 households voting. Below are the results and the benchmark required for passing amendments.

Voting Requirement Benchmark

As a reminder, per Article IX: General Provisions, Section 3 of our CC&Rs, amendments require approval from 75% of Class A members and 85% of Class B members to pass. While there are no longer any Class B memberships in Ambleside Meadows, this benchmark remains a part of our governing documents. Any amendments affecting state, city, or federal compliance with subdivision development conditions cannot be changed without written consent from the relevant public entity. All amendments that pass will become effective once they are formalized in writing, signed by Association Officers, and recorded in the Lane County Deed Records.

Proposed Amendments to ARTICLE VII: Specific Property Use Restrictions

  1. Amendment to Section 6, Vehicles
    • Proposed Change: Remove restriction on overnight parking.
    • Vote Results: 58 of 88 voted “Yes.”
    • Outcome: Amendment did not pass (did not meet the required majority).
  2. Amendment to Section 8, Landscaping
    • Proposed Change: Remove limitation to “Armstrong Maple” as the only permitted street tree; retain Architectural Review approval for all street trees.
    • Vote Results: 80 of 87 voted “Yes.”
    • Outcome: Amendment passed.
  3. Amendment to Section 11, Building Materials and Conditions; Subpoint-b
    • Proposed Change: Clarify and modify procedures for roof replacements, changing the required roof color from “Black” to “Predominantly Black.”
    • Vote Results: 74 of 88 voted “Yes.”
    • Outcome: Amendment passed.
  4. Amendment to Section 11, Building Materials and Conditions; Subpoint-h
    • Proposed Change: Clarify and modify procedures for exterior painting, including a definition for “Earth Tones.”
    • Vote Results: 78 of 85 voted “Yes.”
    • Outcome: Amendment passed.

Please note that some households chose not to vote on all measures. Only Measure 1 did not pass, while Measures 2 through 4 have been approved and will be integrated into our CC&Rs according to the benchmark requirements. Finalized updates will be recorded in the Lane County Deed Records, and we will notify the community once the process is complete.

Next Steps for Addressing Overnight Parking Challenges

Since the amendment to Section 6 (Vehicles) regarding overnight parking failed to pass, the board would like to seek your input on the next steps for managing overnight parking. With the number of cars in our neighborhood growing, we are facing new challenges, including limited street space and increased congestion. Addressing this issue is likely to require a substantial time commitment, so we are considering forming a parking subcommittee to work through these challenges and develop potential solutions.
